Exterior painting in South Scottsdale is older-stock work, most of the 85250, 85251, and 85257 stock went up between the 1960s and the early 1990s. That means second- and third-cycle repaints are the norm, not first-time work. Original-builder paint failed decades ago; what we usually inherit is a 1980s or 1990s repaint that's now chalking, peeling at the parapets, or losing its grip on the original masonry block.

60s and 70s ranch homes in Old Town Scottsdale and Hy-View were often slump-block or painted masonry, different substrate than the modern stucco-over-foam tracts in Gilbert. The patch and repaint protocols are different too.
1980s and 1990s South Scottsdale tracts (85257 in particular) usually have three to five layers of coatings on them at this point. We assess what's bonded, what isn't, and where chalk removal or primer earns its keep before we quote.

- How do you handle older masonry-block exteriors?
- Different prep protocol than modern stucco, chalk removal, masonry primer where the existing coating has failed, elastomeric topcoat where hairlines are starting to open. We sample first and quote the right system for the substrate.
- What about HOAs?
- Less HOA review in South Scottsdale than in newer East Valley tracts, many of the 85251 and 85257 neighborhoods are non-HOA or have minimal review. We still provide color chips and an elevation drawing when one's needed.
