Roof repair in Gilbert and the East Valley
Leak diagnosis, tile slip and underlayment, flashing rebuilds, gutter detach repair. Every inspection comes with the photos — you see what we see before any work is scoped. We do repair-scope roofing; full replacement is routed to LSA-listed roofing partners.
Repair scopes we cover
Active leaks: chase to source, document upstream, repair underlayment + tile or shingle as needed. Most leaks are not where the drip lands — they migrate down the underlayment until they find the lowest hole. Diagnosis first.
Tile slip and breakage: replace cracked or slipped concrete tiles, re-fasten loose tiles, re-mortar ridge caps. We carry the common Eagle and Boral tile profiles in stock for matched repairs.
Underlayment: section-replacement under known leak areas or at end-of-life on a roof that doesn't yet need a full re-roof. Buys 5–10 years.
Flashing rebuilds: chimney, skylight, wall-tie, valley. The most common roof leak source in the East Valley is failed flashing, not failed roof material.
Storm damage: post-monsoon assessments, insurance-claim documentation packages, repair to insurance-scope.
Full re-roof is a different conversation
Full roof replacement (tear-off + new system) is a different trade discipline, requires re-permit, and has different warranty and supplier relationships. We refer those jobs to LSA-listed roofing partners who do nothing else — typically 2–3 partners we trust to deliver our standard.
We're upfront about that boundary because we'd rather you get a roofer-led re-roof than a generalist-led one. Same logic as us doing the envelope right: the right team for the right job.
Asked and answered
- How fast can you respond to an active leak?
- We aim for same-day or next-business-day inspection on active leak calls during monsoon season. Emergency tarp service is available; full repair scope is quoted after the inspection.
- Do you do free roof inspections?
- Yes — repair-scope inspections are free, no obligation. The output is a photo-documented condition report and a fixed-price scope (or honest 'this is fine for now' if there's no real issue).
- How much does a typical roof leak repair cost in Gilbert?
- Most single-source repair scopes run $600–$2,400 depending on access, materials, and whether underlayment work is involved. We don't do work under $300; below that we refer to a partner. Full-perimeter underlayment runs $3,500–$9,500.
- Can you match my existing tile?
- For the common Eagle and Boral profiles installed across 1990–2010s East Valley construction, yes — we stock matching tiles. Discontinued profiles or unusual colors may require salvage or close-match substitution; we'll show you side-by-side before installing.
- Should I repair or re-roof?
- Depends on age, scope of damage, and how long you're staying. Roofs under 15 years usually pencil better as repair. Roofs over 18 with multiple repair calls usually pencil better as re-roof — and we'll send you to a roofing partner to get that quoted.
