South Scottsdale's older housing stock, 1960s ranch homes, 1970s slump-block, 1980s and 1990s stucco-over-frame, means most of what we see here is second-cycle or third-cycle stucco work, not first-time hairlines. The original substrate matters; we sample before we quote so the patch doesn't telegraph through your next repaint.

1960s and early 1970s homes in Old Town (85251) sometimes use early three-coat synthetic systems, painted slump-block, or browncoat-over-wire-lath details that need different patch protocols than modern stucco. We've worked plenty of them.
1980s and 1990s tracts in 85257 are usually on their second round of repaint and a patched stucco joint or two, we sample and float to match the existing weathered texture rather than introducing a clean new patch that telegraphs through the next repaint.
85250 covers a wider age range, newer custom homes mix in with older ranch stock. We assess each property on the walk.
